Instructions: 

Fill out sections 1 and 2 in the left panel above. All your metrics will populate the dashboard.     

Section 1: Populate the fields below 

• Target Sale Price (Enter the dollar amount or drag the toggle to change the dollar amount)

• Mortgage / Loan Payoff (Remaining principal on your Mortgage)

• Seller Closing Costs - Recommend 9% (Roughly 6% seller brokerage fees + 3% closing costs)

• Current Monthly Mortgage Payment

Section 2: Populate the fields below

• Purchase Price/Target purchase amount

• Down Payment Source, Click to Rollover Net proceeds from Sale 

  • How much profit to reinvest?(Recommend 80% or enough to cover closing costs and have cash reserves)

• Additional Out-of-Pocket Cash (optional)

• Interest Rate (%)

• Loan Term

• Annual Tax 

• Annual Ins ($)

• HOA / Mo ($)

Tip: You can use exact numbers for the most realistic scenario or estimate your amounts. If a field is not applicable, you can click within the field to delete numbers or zero it out
